This is the "Snow House", one of Graham Baba's first designed custom builds. It has become an icon for high-design urban living, and Graham Baba has become a very renowned and exclusive architecture firm over the years. Our home manages to be design-forward, yet warm and cozy. It sits high above street, and its open living space is a unique blend of both shipwright's quality & artist's creativity. Kick back on the rooftop deck and watch the world go by with a glass of wine, or just unwind in the sauna and take in the view of the city, Space Needle, and the sailboats on Lake Union. ★ "I watched seaplanes fly over Lake Washington all week long! I would love to do it again!" The main level (one floor up from ground) features the kitchen, dining and living room spaces, plus the one-of-a-kind Map bathroom (see photos) for guests. The upper level (two floors up) of this 3 bedroom home features 3 bedrooms: Queen Master with ensuite bathroom and closet; one twin daybed that opens to king bed, one twin trundle that pulls out to two twins (not on same level as each other), plus full laundry room and bathroom. The kitchen is to die for, so you can cook whatever sumptuous meals you like—that is if you feel the need to cook while on vacation. But WHY? - Since there are so many world-class restaurants walkable or just a short drive nearby... (We can provide you with suggestions) Ideally situated between Seattle's most interesting neighborhoods, the home is close to the best the city has to offer. The Walk Score of 92 out of 100 means it's a walker’s paradise to coffee, restaurants, parks, and shopping. There is direct bus access to the UW Medical Center, the University District and downtown Seattle. Free street parking is available for guests with vehicles. ★ "The location is perfect. We were able to walk everywhere." *PLEASE NOTE*: There is a hot tub on the roof, but it is currently NOT OPERATIONAL and NOT PART OF THE RENTAL at this time. We hope to make it available sometime soon.

We want guests to have a great time but expect them to be good neighbors and respectful of others, since there is an apartment on the ground floor and noise carries. Also, it is important to be respectful of the neighboring properties in regard to noise, music, parking, etc. That is why no parties are allowed. Quiet time is 10pm-8am. There are 2 full staircases (3 if you go to the roof), so please be careful if you are staying with children and/or elderly. NO SHOES ALLOWED UPSTAIRS. Please leave shoes in the entry alcove at the bottom of the staircase. ROOFTOP SAUNA Sauna temperture is 140 - 180 degress Farenheit. Not recommended for individuals with cardiovascular or respiratory disorders. Exit immediately if uncomfortable, dizzy or lightheaded. Staying too long in a hazard area will cause your body to overheat. Food, gum, beverages, glass, plastic, or metal items are prohibited in the sauna. They will become too hot to touch. No children under 8 years of age are allowed for any reason. No children under 16 years of age are allowed unless accompanied by an adult. Recommended maximum use is 10 minutes. Breathing heated air in combination with the consumption of alcohol, drugs, or medication may cause unconsciousness. Showers are required before entering. Elderly persons, anyone under a physician's care, or persons suffering from heart disease, diabetes, high or low blood pressure, and other health problems should not enter the sauna without prior medical consultation and permission from their doctor. Do not use the sauna immediately after a full meal or rigorous exercise. Pregnant women and small children should not use the sauna without medical consultation. Do not use the sauna alone. Do not use the sauna while under the influence of alcohol, anticoagulants, antihistamines, vasodilators, stimulants, hypnotics, tranquilizers, or other drugs that cause sleepiness, drowsiness, or raise/lower blood pressure.

This property is not ideal for young kids as it is not kid safe (open staircases, roof access). PLEASE NOTE: There is a separate apartment on the ground floor, and sounds like footsteps, etc, can easily be heard through the ceiling, so please be considerate and tread lightly when you are there. The door to this bottom unit is completely locked and you do not have to worry about anyone accessing the house during your stay. Only one dog is allowed on the property. If you are bringing a dog, there is a pet contract that needs to be signed, a $75 pet cleaning fee, and (if booking is made directly) a $500 pet deposit. There are security cameras on the outside of the property, so please make sure to inform us in advance of your stay about your 4-legged friend. This property is not ideal for young kids as it is not kid safe (open staircases, roof access). Thank you in advance for your cooperation! Also, the home has radiant heating that is very cozy but takes substantial time to change temperature. DO NOT ADJUST THE THERMOSTATS! Instead you can use the Heat Inverter/Air Conditioner in the living room for faster heating or cooling. Due to its excellent location, this home is adjacent to a street that gets busy and can be noisy, especially during rush hour. However, most guests have not found it a problem- it is just urban city noise. If you are bothered by noise or are a super-light sleeper this might not be the best place for you. However, we do have a white noise generator w ~30 different sound options for the master bedroom to help lull you to sleep, plus we can provide eye masks and ear plugs upon request. Also, this home has a sauna on the roof. There are inherent risks in both being on the roof itself, plus risks in using the sauna. By renting this property you are assuming all risk of and liability for any damage done to person or property, agents, employees, or visitors in accessing the roof and/or sauna, including any staircases, occasioned by the present or future condition of the premises both latent and manifest. Anyone age 16 or under on the roof MUST BE SUPERVISED BY AN ADULT AT ALL TIMES. No exceptions. Neither MGP LLC nor the property owner will be responsible for accidents or injury to guest(s) and/or their visitors, or loss of money or valuables of any kind. Acceptance of this reservation and booking is explicit agreement to the above limitations of host, manager, and owner liability limitations. AGAIN, PLEASE NOTE: There is also a HOT TUB on the roof, but it is currently NOT OPERATIONAL and NOT PART OF THE RENTAL at this time.
